In a statement, the lender reported the average home price rose 0.3% to £196,829 ($282,100). The annual growth rate was 4.4% last month from 4.5% in December.

Chief Economist Robert Gardner said the perils are slanted towards a moderate advance in house price acceleration, at the national level at least.
